Pine Centre is looking for a personable, driven and detail-oriented individual to fill the Operations Supervisor role. The ideal candidate will come with skills in building maintenance, have a desire to learn, grow and excel in a dynamic fast paced team environment. This role will evolve with the individual to support the Operations Manager and Maintenance team of the centre. The Supervisor, Operations is accountable to Manager, Operations or Building Manager for supervision and coordination of all daily activities related to timely and cost-efficient maintenance of the building equipment and ground keeping of the site. The Supervisor, Operations plays a key role in ensuring that high-standard and timely tenant repairs and service requests are carried out to assist in maintaining effective long-term relationships with the tenants and contribute to tenant retention at the property.
DUTIES AND RESPONSIBILITIES
1. Building Operations
Supervises, inspects and performs, where required, maintenance programs of all building and site equipment (incl. fire, life, safety and emergency systems, HVAC, electrical, security and video surveillance systems and ground-keeping equipment) and programs to ensure the property adheres to the existing company policies & procedures.
2. General Maintenance
Oversees and performs minor repairs and installations pertaining to non-structural and non-vital systems of the property (incl. plumbing, light fixture replacement, touch up painting, asphalt patching, installation and repair of ceramic tiles, replacement of ceiling tiles and carpeting, interior and exterior plastering, dry-walling, minor carpentry, common area door repairs, installation and maintenance of directional signage); Inspects all maintenance repair logs for the property to ensure uninterrupted operation of non-vital building systems.
3. Tenant Services
Supervises and performs, where required, tenant repairs and service requests to ensure that effective long-term tenant relationships are built and a consistent high-level of service is provided to the tenants at all times.
4. Environmental, Health and Safety
Oversees adherence to the company’s environmental and Health & Safety policies, coordinates and participates in investigation of Environmental and Health and Safety incidents, supervises implementation of effective energy management programs, coordinates parking access control systems and operations of security contractor.
5. Tenant Coordination
Supports property management in all project-related activities including coordination of Tenant Improvement works (in consultation with tenant coordination department) and preparation of tenant/building statistics and reporting.
6. Contract Tendering and Payables
Initiates and supports property management in Requests for Proposal for third-party service contracts, processes Purchase Orders and payments against third-party invoices pertaining to building maintenance.
7. Budgeting and Reforecasting
Participates and provides input into periodic budgeting for recoverable operating expenses as well as forecasting activities, where required.
