PROPERTY DEVELOPMENT DIRECTOR

POSITION DESCRIPTION

We have an immediate opening for a Property Development Director with a successful history of working on high performance teams to deliver property transitions from raw lands to rezoning to construction.  He/she will be responsible for the management of the development process, including coordinating with third party planners and other consultants on existing and future projects.

Reporting to the Chief Executive Officer – Industrial Assets, the Property Development Director will be, at their core, an exceptional project manager with a solid track record of being engaged on property development projects that have been delivered on time and on budget. The successful candidate will be pioneering in this position and thus must be able to create a robust value adding role under the guidance of the CEO.

RESPONSIBILITIES & DUTIES

  • Works with the CEO-Industrial Assets to oversee the complete life cycle of development projects from acquisition through approvals through construction, ultimately passing on the buildings to the Group Facilities Manager.
  • Develops development scopes, capital and operating budgets, cash flow analysis and project IRR analysis, including various phases of the development life cycle.
  • In conjunction with third party urban planners, writes and creates scopes of work for project consultants.
  • Reviews and evaluates real estate proposals from a variety of stakeholders, including coordinating due diligence reviews of proposed project sites, land use and zoning requirements, on and off-site requirements, geotechnical issues, environment and soil issues, building designs, construction specification, cost estimates, development schedules and management plans.
  • Leads and co-ordinates stakeholders to ensure all municipal development requirements, including rezoning, Official Community Plan amendments and bylaw changes are made, and that development, building and occupancy permits are in place.
  • Leads the initiation, creation and oversight of development agreements, letters of intent and memorandums of understanding as required by any given project.
  • Manages third party consultants/suppliers to ensure they deliver against their mandate on time, in scope, and on budget.
  • Completes comprehensive details analysis on current projects.
  • Completes the development and delivery of bi-weekly, monthly, and quarterly project reports for each project.

QUALIFICATIONS

Education & Experience

  • Comprehensive knowledge and understanding of overall development projects, project management philosophies, theories and principals including land sourcing, project scoping, pro-forma budget development/financial management, scheduling, tendering, quality assurance, risk management, and project team co-ordination as supported by experience in tenure in related roles.
  • 7+ years of working in a similar or more junior role in a major, sophisticated property developer.
  • University degree in business administration, project management, land use planning, or real estate development.
  • Certification in project management (PMP) preferred.
  • Considerable project management experience in taking raw or brownfield land through zoning, through construction to handover.
  • Experienced innovative thinker with proven results in a fast-paced environment.

  • Demonstrated capacity for forming and advancing relationships with both internal and external stakeholders.
  • Strong problem solving and project management skills.
  • Strong written and oral communication skills.
  • Flexibility and willingness to travel.
  • Intellectual curiosity to stay informed on current developments in the field.
