Our Mississauga team is seeking a Senior Building Operator who will be responsible for the hands-on, effective operation of industrial properties, while assisting with the execution of capital projects within GWLRA’s Mississauga/suburban industrial portfolio. To be successful, vision should not only be focused on day-to-day property operations ensuring the highest possible standards, but also focused on the long-term consistencies and potential of the industrial/suburban assets. This role is relied upon to establish and maintain strong internal and external relationships while overseeing the implementation of company programs and strategies for the Mississauga and suburban GTA portfolio.


RESPONSIBILITIES

Operations Management
  • Be accountable for property maintenance and repair operations, including but not limited to building mechanical and life safety systems.
  • Collaborate with management to ensure properties’ life safety and risk management programs are kept current and comply with the myCority risk compliance program.
  • Oversee the operation of the building systems to ensure maximum energy efficiency objectives and maximum occupant comfort are achieved.
  • Execute preventive maintenance programs for all equipment and the building in general in the Angus Preventative Maintenance program.
  • Perform routine inspections of all buildings ensuring the management is kept informed regarding discrepancies and remedies.
  • Document and arrange for appropriate remedial work in accordance with company purchasing/procurement guidelines.
  • Construct strong customer service levels and monitor KPIs to ensure continuous service improvement.
  • Ensure organizational adherence and accountability to standard operating procedures.
  • Ensure all applicable code and/or regulatory testing and inspections are completed as required and documented.
  • Required to participate on afterhours On Call schedules while maintaining a fast response to any situations that may arise.
  • Perform Move-in and move-out reports and follow protocols associated with tenant turnover.

Capital Project Work
  • Assist with tenant improvement work and obtain proposals and pricing for work.
  • Review all work permits daily to ensure awareness of all contractor work occurring within the properties and monitoring to ensure all contractors have completed GWLRA contractor orientation.
  • Review and monitor building functions and provide appropriate direction to staff and trades.
  • Collaborate with Senior Property Manager, Property Manager and/or Operations Manager, ensuring completion of capital projects per required schedule and budget.

People Leadership
  • Supervising contractors performing services on site and ensuring that cleanliness and housekeeping conditions are fully observed to only the highest standard.
  • Assist contractors in the completion of required tasks. Obtain estimates and quotations for proposed work as required.
  • Ensure team-wide compliance with business Health and safety policies by participating in the H&S committee.

Health + Safety
  • Ensure maintenance of site-specific WHMIS and national health and safety programs.
  • Daily review of all completed service requests to ensure KPIs are consistently met and delivered.
  • Collaborate with management to ensure property is compliant with national and myCority programs.
  • Advise and update team with policy and procedure updates as required.

QUALIFICATIONS
  • 3+ years of commercial/industrial/suburban building operations experience.
  • BES Class I certificate, SMA/SMT BOMI program
  • Strong knowledge of Building HVAC, Plumbing, Electrical, BAS Systems and Life Safety Systems
  • Previous experience working with Angus is preferred.
  • Strong English language verbal and written communication skills
  • Excellent interpersonal and relationship building skills able to interact confidently with various internal and external stakeholders and tenants.
  • Strong leadership and communication skills with a dedication to continuous improvement and positive demeanor in a hands-on, team-oriented work environment.
  • Valid G Class Drivers License. You will be required to use the company vehicle for daily operations duties.
