The building operator will provide operational facility general maintenance & repair services to facilities as required. The building operator will be trained on both building automation & computerized maintenance systems. The operator will be required to open and close work orders and monitor any or all building systems and occupied / unoccupied spaces for cleanliness, order and function as required in daily, weekly, monthly and annual work routines. The operator will follow a group of specific key performance indicators and do their very best to keep performance on track. The Building Operator will also be required to be available for after hours response services based on an on-call rotating schedule.

Duties and Responsibilities

  • Performs building and floor maintenance duties including cleaning and stripping floors, waste collection, general cleaning of walls, fixtures, windows, building entrances, equipment and some outdoor areas.
  • Must be able to work effectively with facility lease holders, client staff on-site as well as liaison with site inspections & regulatory services as required
  • Sets up and removes chairs, tables and equipment for various functions and responds to any additional requests as directed or approved by the contract supervisor
  • Monitor various mechanical systems including general HVAC, boilers and refrigeration equipment and complete required logs and paperwork as well as computerized maintenance reporting
  • Ensure that ice on walkway areas, roof and review status of all grounds, parking are under acceptable condition, poor conditions need to be treated as top priority and reported immediately
  • Carry out minor repairs (e.g. replaces glass, unclogs toilets); identifies and reports to Supervisor any issues or items requiring repair to building operations call centre via CMMS service request
  • Responsible for ensuring that smoking regulations relating to by-laws are enforced by reporting violations to building security or the call centre.
  • Assigns duties and guides part-time operations staff ohter workers as needed and assists Facility teams & truck based teams as required (e.g. assisting in repairing mechanical systems).
  • May be required to participate in shift schedules or backing up other operators within the service zone area
  • Maintains an adequate stock of maintenance supplies throughout the facilities; orders new supplies as required by submitting request to call center
  • Responds to on-site emergencies appropriately (e.g. vandalism, fire alarms, medical emergencies, etc.) and completes necessary paperwork in accordance with policies and guidelines.
  • Maintain safety standards as they relate to both the public and fellow employees. Adherence to and understanding of current and new applicable legislated requirements including WHMIS & GHS.
  • Attend training sessions to maintain compliance with training requirements.
  • Performs additional duties as assigned.

Skills and Qualifications

  • Secondary School diploma, with 3 - 5 years of experience in recreation facility operation and maintenance.
  • Related Post-Secondary education is an asset.
  • Experience in building operations or custodial porter services would be an asset
  • Demonstrated ability to carry out minor carpentry and mechanical repairs.
  • Possession of Basic Refrigeration and other trade certificates would be an asset
  • You will be required to onboard and certify will all company safety requirements
  • Must demonstrate effective oral and written English communication skills.
  • Should have basic computer knowledge for report writing use of maintenance computer systems.
  • Must have excellent internal and external customer service abilities.
  • Work well within a team environment
  • Must possess a valid Ontario Class "G" Driver's License with driving record report
  • Will require proper personal protective equipment
  • Will be required adhere to company COVID response plan as well as client's plan.
