Part of the Taggart Group of Companies, Taggart Realty Management focuses on acquiring, developing and managing residential, office and commercial property. Taggart Realty Management has a consistently large number of new projects being developed at one time, each at varying stages of the construction process. The projects are focused in the Ottawa and Kingston marketplaces. As we continue to build on our real estate development strategy, we are looking for a candidate to fill the role of Financial Analyst on the Asset Management team.


Work Description:

The Financial Analyst is responsible supporting the Director of Asset management by providing, timely and accurate reporting, building valuations, projections and forecasting models. This information will be reviewed by the Director of Asset management and the ownership team to maintain and grow our portfiolio. The Financial analyst will evaluate and report on the company’s income producing assets, more specifically, is the returns of the retail, office, residential, and commercial rental properties for the ownership group. These duties must be carried out in a manner that supports the company’s policies, procedures, and business strategy. The performance of the duties must ensure a quality approach to all owners, JV partners, managers, employees, customers, subcontractors, and suppliers.

Major Responsibilities

Financial Analyst

  • Collect, review and process data on the financials of the various buildings under our management.
  • Develop models in Excel to evaluate and identify asset level financial returns, risks, and opportunities.
  • Based on financial models and the review of other performance metrics, provide recommendation to the director of asset management on trends/ or red flags that you have observed.
  • Assist in the preparation of asset management plans and strategic investment opportunities, this could include preparation of graphs, financials, or presentation decks.
  • Assist in preparing operating, financing, and investment budgets.
  • Prepare and assist in annual property valuation.
  • Ensures timely and accurate production of variance analysis and investor reporting.
  • Assist with the completion of detailed monthly variance analysis against the annual budget.
  • Gather and analyze key performance metrics against industry standards. Be sure to continue to monitor trends and the Ottawa/ Kingston Market.
  • Review and analyze asset’s investment performance across key performance indicators(KPI’s). Support the development of KPI’s when requested.
  • Assist in the preparation of the quarterly reporting package to owners and provide relevant variance commentaries. Provide re-forecast of cash flow and distributions as required.
  • Provide detailed information and reports as requested for the year end process.
  • Assist in the financial tracking/reporting of existing projects at various stages of development. Working directly with the development team to track progress.
  • Build, update, and maintain cashflow models for income producing investment projects.
  • Assess and analyze potential investment opportunities and acquisitions as directed by your manager.
  • Monitor external market conditions to accurately perform financial analysis, provide recommendations to the director of asset management with your findings.
  • Utilize and summarize real estate data and analytics from various transaction database.
  • Prepare any marketing materials or promotional materials if we are seeking external partners or investors.
  • Perform general day to day administration such as reporting or updating on the existing inventory levels for rental properties. Updating size, duration of lease, asset type, location or other pertinent details regularly.
  • Maintain tracking of our asset management strategy – future plans on asset- such as creating schedules and timelines, notes on the properties, buy /sell plans, and other general tracking and administration.
  • Maintain tracking and updates/ expiries on all insurance requirements for our assets. Tracking of policy numbers and coverage requirements. Provide regular updates to Director of asset management.
  • Other related duties as it relates to asset management, land development and property management functions of our business.


Statement of Qualifications

Knowledge, Skills, and Abilities:

  • Post-secondary education in finance, economics, business, or related field.
  • 1-2 years of related experience in Fincial Analysis is required.
  • Advanced financial modelling experience is required.
  • Knowledge of Yardi systems would be an asset.
  • Advanced experience in MS Exel, with strong capabilities in other MS programs such as word, Powerpoint and Outlook.
  • The candidate must possess experience in calculating real estate returns and investment performance.
  • Strong analytical skills and attention to detail are required for this role. The candidate will need the Ability to analyze data and extract/ present useful conclusions in a clear and concise manner.
  • Interesting in pursiting of CFA would be supported
  • Critical thinking skills and a resourcefulness are critical skill to analyze problems and tackle challenges in innovative ways.
  • Proven track record in building and maintaining effective working relationships and credibility with both internal and external parties.
  • The candidate must have strong Initiative, inquisitiveness, drive, and the ability to thrive in a fast-paced environment with competing priorities and deadlines within a team environment.
  • Excellent interpersonal communication skills written and verbal.
