JOB PURPOSE

The Mechanical Technician is responsible for assisting the Manager, Building Maintenance in the ongoing monitoring of electrical and mechanical equipment, monitoring and adjusting environmental equipment and automation systems for maximum staff comfort, and assisting, performing and/or coordinating mechanical and electrical system maintenance and repairs within a facilities management / building operations environment.

QUALIFICATIONS REQUIRED

  • High school diploma or equivalent, with some technical training in building environmental systems operation class one (I) and two (II) (for example, repair and operation of building environmental systems, basic electrical and mechanical systems repair).
  • Working knowledge on Building Automation Systems (Automated Logic).
  • Minimum of 3 years prior related mechanical, electrical, plumbing, and repair work experience assisting a skilled mechanic.
  • Experience in a facilities management/building operations environment is preferred.
  • Speaks in a clear, articulate manner for individual and/or group situations.
  • Must be customer service oriented.
  • Ability to work with minimal supervision.
  • Flexibility and willingness to work overtime as required and be on after-hours emergency call.
  • Skills related to monitoring and repairing electrical and mechanical systems.
  • Knowledge of WHMIS standards and requirements.
  • Identification and reporting of occupational health and safety hazards.
  • Ability to read technical manuals and drawings.
  • Experience using hand and electrical tools.
  • Check functionality of safety systems (e.g. fire alarm).
  • Knowledge of ladder safety standard.
  • Knowledge about asbestos awareness.
  • Good knowledge of Occupational Health and Safety Act and Regulations.
  • Knowledge of MS Office.

Client / Customer Service Delivery

  • Monitors electrical and mechanical equipment for proper functioning on a daily basis, as assigned, including spot checks of roofs, drains and vents.
  • Reports major problems and/or concerns to the Manager, Building Maintenance.
  • Checks thermostats throughout the building, adjusting environmental equipment and automation systems, pneumatic controls and steam system for maximum staff comfort, as part of routine checks or in response to customer and/or department work order requests.
  • Performs minor and preventive maintenance services such as replacing light tubes and ballasts, filters, bearings, and belts.
  • Monitors, tracks, and reports on utility consumption and carbon emissions.
  • Cleans, organizes, and maintains shop areas, mechanical rooms, parts and tools.
  • Monitors and controls a variety of in-house maintenance stock/inventory/supplies.
  • Assists with repairs to mechanical and electrical systems, including assisting, scheduling, and/or coordinating with service providers, and/or consultants as necessary. Examples include:
    • Annual air and water quality testing,
    • Regular fire alarm and systems testing,
    • Personal hygiene equipment servicing,
    • Pest control,
    • Graffiti monitoring,
    • Grounds keeping inspections.

Team Membership

  • Contributes to the efficiency of mechanical and electrical services by collaborating with the Manager, Building Maintenance and where required for more technical requirements or contract work, with service providers.
  • Actively collaborates with other members of the Facilities and Planning department, in issues identification, problem solving, optimizing work processes, providing input during capital project planning and close-out to positively impact sustainability, and cost savings, such as, minimizing carbon emissions, waste, and resources.

Work arrangements will be determined by role and departmental requirements. The working arrangement for this position has been classified as onsite, where the employee will regularly work from our Toronto location.
