About the role

On behalf of our client, The Warrington Group is recruiting for a hands-on Resident Superintendent to support a well-maintained residential building in HRM. This is a confidential search, and discretion is required throughout the process.

THE OPPORTUNITY: This is a live-in Resident Superintendent role supporting a 58-unit residential property in HRM. The position requires a reliable, hands-on individual who can manage day-to-day building operations, maintenance, and resident relations while serving as the on-site point of contact. The successful candidate will oversee building upkeep, support leasing activity, respond to resident needs, and ensure the property operates safely and efficiently. Flexibility and accountability are essential, as the role includes on-call support as required.

THE IDEAL CANDIDATE: The ideal candidate is mechanically inclined, dependable, and confident completing routine maintenance and minor repairs independently. You are comfortable balancing hands-on building care with administrative and resident-facing responsibilities. You understand the importance of safety, compliance, and professionalism when managing a residential property. This role may be well suited to a retired military professional or a retired couple where responsibilities are shared between maintenance and resident support. Please note: this is a PET FREE building.

RESPONSIBILITIES: • Serve as the primary point of contact for resident service requests, including routine maintenance issues and lockouts • Respond to inquiries from prospective residents, schedule and conduct viewings • Distribute and collect applications and lease agreements • Screen applicants for suitability • Collect rental deposits, post-dated cheques, and follow up on overdue accounts • Support move-ins, move-outs, and unit turnovers • Maintain cleanliness and safety of building premises, including sweeping, mopping, vacuuming, and debris removal • Perform seasonal exterior maintenance (snow shoveling, salting, entryway upkeep) • Ensure proper sorting and disposal of garbage, organics, and recycling • Maintain and clean common areas, vacant units, and storage areas • Order and manage cleaning supplies and products • Perform minor repairs including drywall patching, tile replacement, grout cleaning, painting, and fixture repairs • Arrange professional servicing and repairs when required • Conduct regular visual inspections and operational checks of building systems including HVAC, plumbing, fire safety, security systems, and structural elements • Ensure compliance with applicable legislation and by-laws, including the Residential Tenancies Act • Report lease violations, safety concerns, or improper behavior to ownership • Liaise regularly with management and ownership regarding building operations • General day-to-day oversight and operation of the building

Requirements • Strong mechanical aptitude and comfort using basic tools • Ability to lift up to 50 lbs • Comfortable using computers, email, and property management software (Buildium experience considered an asset) • Previous experience in property management, maintenance, superintendent, or facilities-related role preferred • Understanding of residential tenancy legislation considered an asset • Strong organizational skills and ability to work independently • Professional, respectful communication style with residents • Reliable, accountable, and adaptable • Legally eligible to work in Canada • Criminal background check, credit check, and professional references required

Benefits • Base salary: $26,500–$30,000 annually (experience dependent) • Live-in 2-bedroom, first-floor unit and utilities included (approx. value $1,900/month) • Cell phone provided. • Underground parking provided. • Tenant insurance required and paid for by the successful candidate, • Monday–Friday schedule, 9:00am–5:00pm • On-call evenings and weekends, as required • Two (2) weeks vacation annually (no carryover)
