Position summary: The Building Operator will play a pivotal role in ensuring the efficient operation of the facility and day-to-day operations. Moreover, you will build a strong rapport with the existing team and do your part in ensuring the client needs are met. This full-time position requires on-site presence and participation in the team’s on-call rotation. Due to the nature of the facility, this role involves working flexible shifts as some work may only be completed after hours.
Responsibilities
Ensure efficient and safe operation of all HVAC equipment throughout the Complex. Ensure high quality service is provided to tenants and client(s). Maintain the level of documentation and assist the operations manager in creating new documents for the facility. Performs daily rounds and log readings. Reviews and completes daily entries into the engineer’s log; investigates any issues Completes preventative/demand maintenance tasks and input histories into the Computerized Maintenance Management System (CMMS) as needed; reports required changes to the supervisor Starts-up/shutdowns of building infrastructure equipment Ensures maximum energy efficiency, inspects/operates/maintains and repairs mechanical/electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system, etc.) Performs repairs such as, but not limited to: minor repairs (mechanical, electrical, drywall repairs/patching, painting, doors, locks, plumbing, lights, drivers, ballasts, carpentry), replacing washers/faucets, clear sinks, toilets, and drains, clear grease traps/sumps, re-pack valves, replace pumps/motors, reset breakers, repair pipe systems, etc. Maintains fan/air handling units which may include greasing of bearings, replacement of filters, belt inspections and replacements If applicable Conducts water treatment tests If applicable Conducts generator tests Troubleshoots/repairs all building infrastructure equipment Escalates unusual events, occurrences or unsafe conditions to supervisor. Responds to tenant requests and emergencies Oversees work of contractors/external service providers to ensure adherence to contract specifics and company/industry standards Participates in meetings as required Assist other classifications/trades as required Other duties as assigned
The ideal candidate for this position will have the following background:
BES I/II or Building Operator Certification (BOC) or Building Systems Maintenance Certificate (SMC) BOMI. Experience Steam System will be an asset. Ability to read/interpret construction drawings. Alert and perceptive and able to resolve problems and emergencies. Excellent interpersonal skills with a high level of professionalism and commitment to service excellence. Excellent people management skills. 4 years’ experience in building repairs/operations. Experience with state-of-the-art Building Automation Systems (BAS), lighting control systems. Experience with BBN. Experience with Water Treatment. Computer proficiency, particularly in Word, Outlook, Excel, and PowerPoint as well as general scheduling software. Ability to learn and apply new information and technical skills. Ability to work in a fast-paced environment with demonstrated ability to juggle multiple competing tasks and demands.
